In keeping with Earl’s favorite theme of gaining wisdom through harrowing horror stories, Ramón will speak about how some property owners and tenants construct “improvements” or make material changes without pulling Permits. Building Permits add costs, but constructing without Permits can be far more expensive. So, why not save money?
Un-permitted construction can impact a property sale or financing. Ramón will present examples of when un-permitted construction became an issue that he was asked to remedy. It will become apparent that not pulling permits and building to Code is penny wise, but pounds foolish for the property owner and any licensed contractor who does the work.
These examples can be helpful to the real estate professional in choosing whether or not to get involved with a particular property or sponsor. They can also be useful in delivering a meaty warning to a client contemplating constructing or materially improving without pulling permits and complying with building codes. It can save a deal!
